2019 Tax Bills

 

The 2019 tax bills have been mailed. Here is some information to help you understand your tax bill.

The Borough of Wharton conducts an annual rolling property assessment in which 1/5th of the town is inspected each year. That in addition to current market values are used to determine property assessments. The resulting change in residential values in 2019 was a 2.99% increase. Conversely, commercial properties saw an increase of only 1.22%.

As a part of the budget process, we identified the potential negative impact on our residents which is why the Mayor and Council worked hard to come in with a total tax increase for the municipal portion of the total tax of 0.92%, well under the 2% Cap.

Below is a calculation of the impact of the total tax bill including the other taxing entities that the Borough is tasked with collecting for. The calculation shows the impact on an average residential property.

You will notice that the Borough tax increased by 1.46%. This is a function the town tax increase of 0.92% plus the shift in burden from the assessment change of 0.54%.

Borough of Wharton

Wharton is a community of approximately 6,500 residents in the highlands of Morris County. Wharton is located between Routes 15, 46 and 80, stretching south from the main entrance of Picatinny Arsenal, a major army research and development center, to Route 46 abounded on the west by Roxbury Township and the east by Dover and Rockaway Township. The Borough is approximately 2.2 square miles.
